Lavonia is a small community in rural Georgia made up of mostly single-family residences. That is, until now.
The city is anxiously welcoming Clear Creek into the fold, as one of its first official multi-family developments. The area is still pretty rural, but what Clear Creek offers is a modern place for young people to live, work and embrace the joys of a close knit, small town community.
With lots of factories and warehouses in the area, we wanted to design the residences to welcome families of all sizes. Some of the units have extra rooms that can be dens, office spaces or additional bedrooms with jack and jill bathrooms, and all of the residences include wide open floorplans. The amenities are family-friendly and thoughtfully designed, with plenty of room for everyone.
The bones of this project had to be very efficient and so we took a smart approach, combining modern design with traditional construction. The roof was especially challenging because they wanted a modern look that required hiding a shingle roof behind parapets in order to make it look flat. There are always push and pulls between aesthetics and budget and this was another opportunity for us to get creative in meeting the defined parameters.
